A commercial plumbing system can be vulnerable to leaks, corrosion, and other serious problems. However, proactive maintenance can prevent these issues from occurring. A commercial plumbing maintenance checklist can ensure every aspect of the system is investigated to confirm it’s in working order.

Preventive Commercial Plumbing Maintenance

Regular maintenance will ensure your system stays in peak condition. This is important, as preventing problems can save you money in the long run. When the time for maintenance comes around, it’s crucial to have a checklist. A checklist will be able to tell you what parts of the system have or haven’t been addressed. You don’t want your plumbing service to miss something accidentally.

Common Plumbing Issues

Since every building is different, the checklist will vary depending on the type of building you have and its age. However, common issues tend to affect all plumbing systems. Here are a few of the most common items you’ll find on a checklist:

  • Water Leaks: Water leaks can happen in areas where pipes are connected or they can be caused by some sort of damage. Commercial plumbers should look out for any signs of active leaks. These can include water spots, puddles, and mildew or mold. If not addressed, these leaks can result in costly water damage.
  • Water Pressure: Water pressure should remain constant throughout the building and is recommended to be no higher than 80 pounds per square inch (PSI). If the water pressure is too high, it can result in your pipes getting damaged. On the opposite end, if pressure is too low, the building inhabitants will complain.
  • Corrosion: Corrosion is when water begins dissolving the materials it comes in contact with. The presence of limescale—which looks like chalky white crust—is a visible sign of corrosion.
    Water Heater: Water heaters should always be inspected to ensure water is coming out at the right temperature. It’s also important to inspect the safety valves.
  • Backflow: All commercial buildings have at least one backflow device. These devices prevent cross-contamination by stopping wastewater from flowing back into the building. It’s recommended that all commercial buildings have an annual backflow test.
